Frequently Asked Questions...
Why do I need an inspection?

Richard AlvordA home inspection report may be the most valuable document a buyer can utilize when making a purchase decision. All homes, even new construction, should be thoroughly inspected by a professional home inspector. The inspection is the first item of business after you have negotiated your purchase agreement with the seller.

California real estate law requires that the seller and agents disclose all known facts regarding the property. The problem exists that the seller and the agents are not qualified to determine the current condition of all structural and mechanical components of the home. Following the completion of your home inspection, you will know more about the home than the sellers do, and they are the ones living in the home.

Alvord Home Inspections will provide you with the knowledge of the workings of the home, as well as a complete report on the current condition of the property as it relates to the structure and all its mechanical systems. This information will enable you to make that important decision of whether or not to continue with the purchase, while also knowing what items need immediate and/or future attention.

I'll hire him!

Richard AlvordThe misconception that construction experience is the only background needed to perform a quality home inspection is a common mistake. This oversight has led many consumers to encounter costly oversights and legal nightmares.

Home inspectors must possess an intricate combination of disciplines, skills and learning, of which general construction is only on part. In addition to common construction knowledge, an inspector must recognize and evaluate various patterns of deterioration and wear affecting building structures and mechanics. These conditions would not be familiar to persons who deal primarily with new structures.

An inspector must also maintain an applied knowledge of building, plumbing, mechanical, electrical, and fire safety issues. When an item needs further investigation, it would be referred to a specialty tradesmen such as an electrician, a plumber, roofer, heating contractor, etc. This knowledge cannot be confined to current building requirements only. An inspector deals with structures of all ages and must have a general idea of which standards were in effect when a particular home was built.
